Sloped Area: Length × Width × Pitch Multiplier
Total Area (with waste): Sloped Area × (1 + Waste% / 100)
Squares: Total Area ÷ 100
Material Cost: Units Needed × Cost per Unit
Labor Cost: Squares × Labor Rate per Square
Underlayment: ⌈Total Area ÷ 400⌉ rolls × $35/roll
Ridge Cap: Squares × 0.10 × $60/square
Total Cost: Material + Labor + Underlayment + Ridge Cap
Assumptions & References
- Roof footprint is rectangular; for complex roofs add each section separately.
- Pitch is expressed as rise (inches) per 12 inches of horizontal run (e.g., 4/12).
- One roofing square = 100 sq ft of roof surface.
- Asphalt shingle bundles cover ~33.3 sq ft each; 3 bundles = 1 square (NRCA standard).
- Wood shake bundles cover ~25 sq ft each; 4 bundles = 1 square.
- Metal, clay tile, slate, and membrane are priced per sq ft of material.
- Material unit costs are U.S. national averages (2024): asphalt 3-tab ~$30/bundle, architectural ~$45/bundle, metal ~$4.50/sq ft, wood shake ~$55/bundle, clay tile ~$5.50/sq ft, slate ~$12/sq ft, TPO/EPDM ~$2.50/sq ft.
- Labor default of $150/square is a U.S. national average; rates vary by region and complexity (HomeAdvisor, 2024).
- Underlayment assumed at 1 roll per 400 sq ft at $35/roll (15 lb felt or synthetic).
- Ridge cap estimated at 10% of total squares for pitched roofs; not applicable for flat/membrane roofs.
- Waste factor of 10% is standard for simple gable roofs; increase to 15–20% for complex or hip roofs.
- Costs exclude decking/sheathing repair, flashing, gutters, permits, or tear-off of existing roofing.
